We were never fans of loud music or partygoers so we wanted a place where we couldn't hear the neighbours. This wasn't it.

Soundproofing is practically non-existent. The floors sound hollow when you tap on them and the water-pipe heating carries noises through two floors. It was so bad we could hear the downstairs neighbour's answering machine messages, the ones above us having flings on their creaky beds, and one wonderful morning both upstairs and downstairs partygoers throwing up in their washrooms about the same time.

Ironically, soundproofing in the walls was fairly decent... or else we had quiet next-door neighbours.

We were always courteous, walking quietly and lifting chairs to avoid disturbing the downstairs neighbours, and rarely turning on music. Rather than return the favour, they instead cranked the music and TV loud, and had loud friends over as often as possible.

Smell of weed--and worse--started drifting into our unit toward the end of our stay, and since the rooms use passive ventilation even in washroom and kitchen we couldn't vent it out.

Management was useless and didn't care. Our new apartment is smaller, but we gladly paid an extra $200/mo to move into a quieter and all-round better building, with actual soundproofing, more reputable tenants and management that takes pride in their property.

Avoid Voyageur unless you can't afford paying a dollar more, and can sleep and live through a LOT of noise and tolerate shady neighbours.

Due to the property owner's disinterest in hiring good staff to manage the building, we're avoiding all other CLV-managed properties. After perusing the Renters News magazine, it's seems clear where the money from rent increases are going: slick advertising and free iPod shuffles to entice new renters. Don't be fooled!

I do not recommend this place.

Last spring we were given 48 hours to remove our bikes from the bike room ... they said a new bike room was almost ready. Then they said they were "waiting for a part" for the new bike room. Six months later, no bike room, and everyone still has their bikes in their apt taking up space.

The water is never hot in the morning - lukewarm at best, no matter what time you get up (6:00, 8:00, whenever).

The office just reduced the hours they're open by about 1/3. Every two weeks they're closed in the mornings, or something like that.

And the rent goes up like clockwork, once a year - to the max possible percentage. Sorry, but a free community barbecue in the yard once a year doesn't cut it - try turning up the heat in the showers first.

I do not recommend this place.

A couple of nights ago there was somebody banging incessantly on a door, down the hallway, for about an hour - some of us were afraid to leave our suites to go look. I am regularly treated to sounds of the couple fighting in the upstairs suite.

Also, since the change of management I never see the on-site superintendent anymore - not sure if there even is one.

Downgraded to 3 stars in my opinion. Would recommend to a friend only with reservations.

When I lie in bed at night I can hear a man urinating into a toilet, in some other apartment nearby in the building. I am regularly treated to the sound of the couple fighting in the upstairs suite. The other night around 11 pm there was someone banging incessantly on a door in the hallway, for about an hour. Some of us were afraid to leave our suites to go look. Since the change of management I don't see the on-site superintendent anymore - there used to be two, alternating shifts. I suspect they've been let go and there is no more on-site presence at night.

The Voyageur is downgraded to 3 stars, in my opinion. Would not recommend to a friend except with reservations.

It's relatively quiet, and there is a good mix of residents - some seniors, some long-term tenants, some young families, some students. There's an indoor swimming pool, which is handy for keeping fit. Occasionally you will smell marijuana in certain hallways, and non-residents will frequently try to get in the front door of the building - this morning someone I didn't know rang my buzzer at 6:40. Fortunately I could see them on the security channel on the TV. Generally things are quite secure.

The walls are thin - I can hear the crying baby upstairs and my neighbours talking (not enough to make out what they're saying, for example, but the sound is noticeable). Since a recent change in on-site management the hot water now runs out from time to time, and the water in the pool is colder than it used to be - but these are minor complaints. Other than that, the management appears to be acceptable. Rent just went up in Jan 07.

Laundry is on each floor, open only from 8 am to 9 pm, and costs $1.75 per wash or dry. The building is a 30-second walk fm the #2 and 18 buses on Richmond Road, and a 12-14 min. walk from Lincoln Fields station. Pets are allowed - there are several cats and dogs living on my floor.

Overall the Voyageur is a decent place to hang your hat.

I recommend this place.
