This isn't a great building, but it isn't horrible. Lets start with the good things. It's close enough to decent bus routes. The 140 comes every 30-45 minutes and brings you to Billings or Hurdman. The units are decently soundproof between units. I can rarely hear my neighbours but I can frequently hear my roommate in her bedroom. I do find the hallways/stairwells to be clean but there are always those people who smoke in the stairwell. The apartments are clean and large considering the cheap rent. There is plenty of closet space in the 840 building. The cons. In the 840 building the west facing units are HOT in the summer. It's like walking into a sauna. You die without an A/C. You do not have control over the heat in your apartment. I swear that in early May there was still heat coming out of the vents. The administration is not the most helpful. I asked to have one thing fixed and it never happened. The hours in the Admin office are horrible. After 10 months of living here I've never been able to get in to speak to someone. The elevators are slow and if one of them is on service than it's a nightmare trying to get one. Overall I'd recommend this place for students to live but I'm currently trying to find somewhere else to live. It's an alright building but I'm sure there is much better out there. I moved in at the beginning of October. I found the staff to be very friendly. I love the area as it's very quiet and well kept. I have to agree about the toilets being very small BUT they work lol... shower pressure is low for me as well here. When I asked for upgrades due to my Mother's needs they did an apartment inspection and were quite reasonable in our requests. We like it here at 840 Springland Drive, but just wonder if it will be a bit cool in winter as the heat isn't very warm as of yet. After moving into this location I quickly realized the Administration is very cheap in regards to upkeeping it's apartments. The attitude of the staff not supportive and they can be quite rude in their phone manner. The toilets are very small and old, suitable for a child but not any normal adult (in no way will they upgrade, as everyone has a small toilet in these apartments; so this makes it OK in their eyes); also, shower water pressure is very poor as well. The kitchen stove and fridge are small and unkept....no upgrading permitted as everyone has the same size appliances. The buildings were built in the sixties. The neighborhood is quite nice and presentable, this is what attracts most people. Once your moved in they basically turn their backs on you in regards to upgrades needed with the unit. I can only speak to the living situation in 2660. The area is nice, especially for those who excersise at odd times, it's a reasonably safe area. Very suburban, lots of families and kids around. The rental office has friendly staff, although they were quite intelligent to put the two friendliest employees at the front to show the buildings, because the man and secretary who run the building are rude and unhelpful in almost every situation. beautiful floor to ceiling windows that let the light in, a little warm in the summer without air conditioning, has the 87 and the 140 run by. 4 minutes driving to carleton, right down the street from Mooneys Bay Beach. There is a convience store in the back of the building next to a pool, and a grocery store between the beach and the building along with a bank and a bistro. I would recommend this building for students, or people with all variations of pets, but be aware that the building quite frequently goes under construction, there are MANY pets around, some of them ill trained. Water has been shut off at least least once per week for the last three weeks and apparently will continue to be shut off as they are "upgrading the pipes" We've been late with out rent twice and have informed them on the situation prior. They put notices in our door stating that they sent a "Notice of Early Termination" on a certain date, and both times we have received nothing but nasty letters threatening legal action. They do not follow policy and I plan to file a complaint against tribunal. We have a constant fly problem and being that we take garbage out as soon as the bag is full there is no reason we should. The side door has to be fought with to get it and we have brought it to their attention that it does not work and they have done nothing to fix it. I've lived here since June of 2008. It's not a "amazing" place but it is decent. I'm a student and it is definitely worth it for someone on a student budget. I live in the 840 building and I find it pretty quiet and clean. The main annoyance however, is that they do shut the water off a lot, and it takes several requests for them to come and fix a problem in the apartment. The neighbourhood is decent however a downside is that the bus that goes through here is not that frequent -especially for students. Overall, its not a bad place given the price.

Do not recommend renting there. Management is not tenant oriented, many inconsiderate neighbours, pet urine/feces in halways and elevators, smoking in halways/staircases and so on is just the tip of the iceberg. Moving out soon:D

I have lived here for two years. They tend to turn the water off without notice fairly often, which I believe is illegal. Sometimes it is off for several hours, usually during the day. It gets annoying if you have to go somewhere and need to shower, or happen to be thirsty, because you never know when it is coming back on. It happens every month or two. They seem to be always working on the building, so it is also quite noisy sometimes. However, the rent is cheap, and they allow all pets. There are lots of families, and also a few students. I have lived here, as have various friends and family members. I can only speak to the 2660 Norberry building, which is great. Large, bright, well laid out units. Great price, great pool, great location. the only draw backs are that the pool is not open 24/7 and that some units are too hot because of the huge windows. I recommend this place. We think this place is excellent, spatious, clean, well-maintained, while the staff and administration is helpful and friendly. Quiet neighbourhood, and public transit is more than readily available. These are decent apartments in an okay neighborhood. Do not expect luxury here, however, nor a fantastic community feeling in the surrounding area. A so-so pick for an apartment building.

Great neighbourhood to live in with tons of amenities and recreational features. For the price the buildings are functional although some a little outdated (but maintained well). Certain builings can be loud while others are quieter. Can get hot in the summer depending on where the apartment faces. Administration is very helpful and friendly. Recommended, with reservations. These are decent cheap apartments for students; spacious, and the property management did not, some years back, lack too much, but it's just too great a housing density for what's essentially a suburb -- do not, for example, ever expect a quiet swim in the pool. (The proximity to Mooney's Bay is a plus, though.) The design is standard-issue highrise: ugly parquet floors in white box rooms. Large windows are the only design feature, but they can be a trial in bad weather.

Cheap apartments, decent area. I have lived in one of their buildings for a year now. Having the Riverside Mall, and Mooney's Bay Beach nearby is great. Not on any of the main bus routes, it is still serviced by the 140, which doesn't come as much as you'd want it to.
