5 out of 9 people found this review helpful. This place is not clean. You'll find dog shit on the carpets. Alcoholic person on fist level who is rude with everyone, lets his dog pee indoors and the management does nothing to get rid of him. The management needs to be replaced as they do nothing for the tenants, and talk to you as if they do not care.
Location is nice, it could be a very nice place to live if the management would do it's job.

I do not recommend this place.

Pros: O gotta say the superintendent does a fantastic job with what he has to work with. He is always polite when you have a question. If it is minor, and he has the parts he fixes things right away. If not he recommends that you call the administration office, which means a wait for parts.

The walkways are always well kept in the winter months(shoveled and salted), which I cannot say for the building next door 790 springland, because their's are horrible. I hear 740 is loud, and full of mental people. But I have never lived there. The 840 building is usually warm.

The super keeps the building quite quiet, and believe he has had several evicted because of drug smell, noise etc. So if something bugs you about a tenant, you let him know, and it rarely lasts for long.

I am an older gentleman, and he has on occasion checked in on me, after not seeing me for a while, just to see if I'm alright. I doubt you could get that elsewhere. Really makes you feel safe.


The cleaner too is very firendly, and will chat with you for hours if you have the time.

Beautiful quiet area, and close to the bus route.

I belive they are done with the water shut-off. That's what the super told me. But yes it was very annoying when it was being shut off.

Cons: Everything else! The manager is extremely ill mannered. You are lucky if you get a pious smile out of him. No discretion whatsoever. I have had on a couple occasions, overheard him talking to the superintendent, and other empolyess as if they are retarded. Sometimes verbally disciplining them right in front of me! They are the only ones that make this place tolerable! Very unprofessional

The administration office is equipped with the two most inept individuals I have ever met, and extremely abrasive. The lady cannot take a message to save her life, and you have to repeat everything 4-5 times to get it through, and still sometimes the super is sent with the wrong directions altogether. The man is rude, unkempt in appearance, and very abrasive. Several tenants have moved out just based on their experience with him! You ask him to fix something, or tell him that you don't appreciate something, and he just looks at you and says "SO! What do you want me to do about it?" "It's the way we run things, we haven't chenged for years" Well there's your first problem!

Review: If you do not have to deal with the management. I would recommend this place. The reality though is they are so inept, and poorly run, that you always end up having to go over and give them crap for something.

The building is well maintained, and the superintendent and cleaner are top notch. They are the only reason I have not moved. That and I am getting up there. It's not as easy as it used to be.

I do not recommend this place.

4 out of 5 people found this review helpful. This isn't a great building, but it isn't horrible. Lets start with the good things. It's close enough to decent bus routes. The 140 comes every 30-45 minutes and brings you to Billings or Hurdman. The units are decently soundproof between units. I can rarely hear my neighbours but I can frequently hear my roommate in her bedroom. I do find the hallways/stairwells to be clean but there are always those people who smoke in the stairwell. The apartments are clean and large considering the cheap rent. There is plenty of closet space in the 840 building.

The cons. In the 840 building the west facing units are HOT in the summer. It's like walking into a sauna. You die without an A/C. You do not have control over the heat in your apartment. I swear that in early May there was still heat coming out of the vents. The administration is not the most helpful. I asked to have one thing fixed and it never happened. The hours in the Admin office are horrible. After 10 months of living here I've never been able to get in to speak to someone. The elevators are slow and if one of them is on service than it's a nightmare trying to get one.

Overall I'd recommend this place for students to live but I'm currently trying to find somewhere else to live. It's an alright building but I'm sure there is much better out there.

I recommend this place.
