Ive lived in ipt for a year now and here is my take. The buildings in a great location, and all things considered there not in terrible shape. As long as you don't mind doing minor repairs on your own then its not too bad, but as soon as you have to ask for the landlord for something then u better be prepared to be harrassed by the creepiest landlord uve ever met. I mean the guys a psychopath. His name is Chris but he prefers cj or something douchbaggy like that lol. I remember i met him when i got back from afghanistan (as im in the canadian infantry) and he informed me he was in cadets or scouts or something which he assures me is the same thing as being in a combat unit, at least as far as training and experience. Anyways, thats pretty much how he runs the building, like a POW camp. He hangs out in the lobby alot eyeing up people who enter or exit the building. You will be harrassed by him... Daily, but u get used to it. If you are a female u can expect to be talked down to by this guy as well he will awkwardly fallow you around the building, which is funny when he has no idea someone is watching him while he stalks others. But the rest of the management is really nice, my gf just makes sure im there whenever cj comes into the apartment. However, It does still bother her that he has keys to where we live. But as long as u are sure u could take him out if he ever crossed the line then u should have no problem living here. I recently returned home after being out of the country for four months and this guy was sure to be right by my truck the morning of my first day back ready to heckle me for using visitor parking. It annoyed me to say the least so i went and got a visitor parking pass for the two days that i would be staying with my gf who i hadnt seen or talked to for three months. Anyways, this asshole called bylaw on me four times, so i got four parking tickets a new one would replace the one i took off within the hour. No joke i could see this guy watching the parking lot from his balcony for two days straight. So anyways after my parking pass expired i figured it was a good time to inform him that i was permited to park there the entire time which literally broke his heart. He got upset let his emotions get the better of him, said some pretty unprofessional things and through a temper tantrum. So this is the day to day living at ipt. Great place, one big problem. But dont worry hes on his way out, mentally that is. The crazies all get swooped up eventually.

These buildings are a nightmare! I wish I could give IPT a score of 0. Here are a few things to be cautious of if you're fooled by the beauty of these units, and the location -REALLY bad service. One of the superintendents is a living nightmare. He will make fun of you, harass you, and call security on you and say it was a tenant. -You WILL get noise complaints before 11pm, and often. You will then get evicted... -The walls are thin, you can hear EVERYTHING! -The buildings are 90% seniors -They will throw the lease in your face at every chance, and ignore complaints -Your unit has to have beige or white curtains -The elevators are seldom working -You will get written up for moving any piece of furniture (no matter how small) without putting the elevator on service -Not a place for people under 65 -A neighbor got his bike stolen from INSIDE the underground parking -Storage lockers are home-made chicken wire, very little storage -You get written up for parking too long in visitors, and harassed for it. This building is infested with cockroaches. They have lied to the older people who live in the building and didn't explain what they were. They do not try and fix the issue at all they do is put in sticky traps that do not help or work. I would not recommend living here. Please stay away or you will have to throw out your furniture when you leave and wash all your clothes before you move. It's just an awful situation.

I have lived there since April 2009. I love the building and the location. I have found the staff very helpful and quick to resolve any minor issues I have had. I have not had any issues with the underground parking but i also do not leave valuables in the car nor do i leave it unlocked. The rent is not cheap but it is not expensive either and all inclusive. The units are warm in the winter and the AC is great in the summer. Yes the kitchens are a little dated but i kind of like the retro feel of it. The tenants in my building are all for the most part very nice a mature building and not full of students which is nice. Good soundproofing between units. I moved into this place almost two years ago and I find it brutal to live here considering the price I'm paying. Everything the previous posts have said is true (with the exception of the car thefts and break ins I never experienced those). The staff are rude, I moved into a dirty apartment as well and they told me they would re-varnish the floor and never did. They told me if I wanted to move in while they re-varnished and cleaned that was my choice but I still had to pay for the rent while living away and they did the work. Well, after asking them 5 times to do the floors I gave up and moved in. I always had to ask five or six times to get things fixed in my apartment and when it comes time to pay the rent they they are right on top of it. Basically give us your money because we won't wait but if you want something fixed you have to wait. It has only been in the past month that they've decided to fix those horrible elevators. They plan on changing them in August and they say it will take 10 months before all 4 are redone. The only reason I live here is because it is in a good neighbourhood and it's close to my work. If I had known then what I know now I never would have moved in here and paid this ridiculous rent for such crappy service.

The buildings are great. Fully rented. All inclusive. Apt's are sound proof. Elevators do work but some maintance is necessary which management takes care of efficiently. Apt's are clean and buildings are well kept. Good tenants. Pet friendly. Tenants who seem to complain still live in buildings and have even transferred to other units within complex. I'll start off with the positive: Great views on all sides but the south, great location. That's it. Management is cold, unhelpful, and downright rude at times. Your kitchen will never be updated, no matter what they say prior to signing the lease. I moved into a dirty apartment, and after requesting the floors be refinished ( as IPT claims is done before each tenant moves in) I was told that I could either wait to move in weeks later (while paying rent for this time!) or move in without the floors being done properly. This place is not cheap. A few security problems with people's car get broken in. Rents immediately get raised once your 1 year lease is over. They complain about everything from not allowing to put a Canadian flag on your window to not properly put up your curtains the way they want you to put it. Also, you have to have beige or white curtains for your window. There's always a notice to see your taps or inspect the taps. This happened at least twice in 6 months for me. Kinda annoying since I'm never home and I don't trust people coming into my apartment when I'm not there but nothing you can do about that.

A follow up on some of the issues raised in the previous review... The security problem with the underground parking appears to be in the past, but it should be noted that management was not only unhelpful and unwilling to consider any additional security measures, but also that they actively tried to hinder tenants from sharing information about the thefts and break ins amongst themselves. 3 out of 4 elevators working at any given time seems to be a good estimate, but 'working' is a relative term -- maybe that should be 'capable of working'. There have been many times where people wait 5 minutes (or 10 minutes... or more) for an elevator to come. During peak hours, this could be understandable, but this happens any hour, day or night, at times when the building is quiet enough (and the elevators are loud enough) that it is obvious that the problem isn't that the elevators are in high demand, but that they're not moving at all. Sometimes giving up after 5 minutes, walking down a flight of stairs, then trying for the elevators again will get one to come immediately. Who knows how the elevators decide which floors they'll answer to at which times of day? Some apartments have updated kitchens and washrooms, some don't. If you're shown one with an older kitchen and told that they're slowly updating all the suites and will likely get to yours in the next few months, rest assured that once you sign a lease, you'll never hear them mention an update again. There are pros to these buildings and maybe for some, they'll outweigh the cons. The buildings are in a good location in Westboro -- there's a Loblaws fairly close and it's only a short walk to the Westboro OC Transpo station and the major bus routes that go through it (although the walking path to the station is rarely salted in the winter and is poorly lit). There are also bus stops right out front of the building for more local routes. The buildings allow pets and have A/C, which can be a fairly rare combination to find. Still, even to people who wouldn't be affected be the security problems in the underground parking, who would use the stairs instead of the elevators, and who are shown apartments with updated kitchens and washrooms, I would not recommend this place. There's poor ventilation (not to mention mouldy), sound carries, and as the previous reviewer mentioned, insulation is limited and it's impossible to keep the apartments at a consistent temperature whether in summer or winter. This building is brutal. It is not cheap, but also not insanely expensive, however, there are significant security problems with the underground parking garage. 10's of break ins and a few stolen cars in the last few months. They also need to turn the power for a day (usually like 10am - 3pm) occassionally for maintenance. 195 has 4 elevators but I'd say at least half the time, only 3 work. On the plus, it does have A/C, but it is usually turned on quite late in the spring. The insulation in the 2 units I've lived in has been terrible, very inefficient - good thing price is all inclusive. I wouldn't move in here now. I do not recommend this place.
